Buying Real Estate At Auction

If you are in the market to buy real estate, now is the time, and the auction method is the way! Interest rates are favorable, sellers are motivated to sell, and the auction method is surging in popularity. Smart buyers realize the benefits of buying real estate at auction and are profiting in the current market.

Real estate auctions give buyers an opportunity to evaluate their competition and feel confident that they are paying true market value for the property. Like no other form of real estate sales, the auction method allows you, the buyer, to determine the price you pay.

Before you buy at auction, there are several things you must do:

  1. Determine the type of property you wish to buy.

  2. Call auction companies that handle your type of property and ask to be put on their mailing list.

  3. Scan area newspapers and the internet for upcoming auctions ads.

  4. When you know a property you are interested in will be auctioned on a particular day, call the auction company and request information on the property.

  5. Attend previews and auctions to understand the process, meet the auction team, evaluate your competition and inquire about buying at auction.

  6. Arrive thirty minutes before the auction to register as a bidder and prepare to give an opening bid. This last step puts you on the "driver's seat" right from the start.

Benefits To The Buyer

Name Your Price

Buying at auction allows prospective buyers to name their own price for a property, not some pre-established listing price. With the open forum of a public out-cry auction, a bidder can confidently be assured true market value.

Itís Quick & Itís Easy

Itís quick because a typical auction lasts 20 to 30 minutes. At its conclusion you know immediately whether you are the winning bidder. This eliminates prolonged and costly negotiations that often accompany private treaty sales.

Itís easy because the PaisleyAuctions assembles a detailed Property Information Packet (P.I.P) on each auction property to assist you in your review & due diligence. This allows you to quickly understand a property & determine if it meets your needs.

Whatís The Process?

  • Call for a free property brochure or talk to one of our representatives

  • If applicable attend a scheduled property preview.

  • Pre-register to bid by completing a Pre-Registration Form. We will then send you a detailed Property Information Packet (P.I.P) which will greatly assist you in your due diligence review.

  • Arrange financing. Auction properties are sold with no contingencies. Consequently youíll want to have your purchase financing arranged prior to the auction. PaisleyAuctions can facilitate them by suggesting a variety of 3rd party lenders.

  • Auction Day Ė Get to the auction site 30 minutes prior to its start. This will give you ample time to check in with the registration desk & pick up your bidders number. Also, someone will be on hand to answer any last minute questions you may have. Pre-determine what you would be willing to bid at auction and go buy a property!

  • Enjoy yourself Ė Purchasing at auction is fun & dynamic. Enjoy the experience.
